<br />g~~ a~€~1413 <br />(g} Obtaining of insurance for the Condominium <br />Property Regime, including the townhomes, <br />pursuant to tYse provisions of Article VZ, <br />Section 1 hereof. <br />(h} Making of repairs, additions and im- <br />provements to or alterations of the Conda- <br />rninium Property Regime and repairs to and <br />restoration o£ the Condominium Property <br />Regime in accordance with tYse other pro- <br />visions of tt-iese By-Laws, after damage or <br />destruction by fire or other casualty or as <br />result of condemnation or eminent domain <br />proceedings. <br />Section 3. Managing Agent and Manager. <br />The Board o£ Administrators may employ for the Condo- <br />minium Property Regime a managing agent and/or a manager at <br />a compensation established by the Board of Administrators: <br />to perfor_^n such duties and services as the Board of Adminis - <br />trators shall authori2e, including but not limited to the <br />duties listed in subdivisions (a), {c}, {d), {g) and (h} of <br />Section 2 of this Article III. The Board o£ Administrators <br />may delegate to the manager or managing agent, all of the <br />powers granted to the Board o£ Administrators by these By- <br />laws other than the powers set forth in subdivisions (b), <br />(e), (f}, of 5ectian 2 of this Article iII. <br />Section 4. Election and 'ierm. <br />At the first annual meeting of the Association, the <br />members of the Board of Administr<~tnrs shall be elected to <br />serve until the text annual meeting c7f the Association; <br />provided that if said next annual meetizzg is less than six <br />46} months from the date c4£ the first annual meeting, the <br />Administrators sYzali be elected. tc> serve until the annual <br />meeting m°nediately fallowing the next annual meeting which <br />is less than six (5) months in the future. Each Adminis- <br />trator shall be sleeted thereafter to serve a term of one <br />{1} year or until his successor shall have been duly elected <br />by the Association. Ad.~sinistrate>rs shall be elected by <br />majority vote of the owners, with each townhame having one <br />vote. <br />section 5. removal of Administrators. <br />At any regular or special meeting of Association, any <br />one ar more of the members of the Board of Administrators <br />may be removed with or without cause by a vats of the owners <br />o€ a xa~ajority o=` townhomes and a successor may then and <br />there. or thereafter be elected to fill the vacancy thus <br />created, xny members of the Board of :administrators whose <br />removal has been proposed by the Assnciati.on ~.wners shall be <br />given an opportunity to be heard at the meeting. <br />Section f. ~'aoanaies. <br />L~acancies in the Board of Administrators caused by any <br />reason ether. than the removal of a member thereof by a vote <br />of the Association shall be filled by vote of a majority of <br />the remaining Administrators at a special meeting of the <br />Board. of Administrators he 1:d for that purpose promptly after <br />the vccurxence of :any such, vacancy, even. though the members <br />px~sent at such meeting may cansttutp less ttxan a quorum, <br />~_ <br />
