<br />200900728 <br /> <br />E. Owner Approval. The Board shall not need the prior approval of the Association to cause <br />such maintenance, repairs, additions, alterations or improvements to be accomplished; provided, <br />however, there shall be no additions or improvements (including, but not limited to, the addition of <br />recreational facilities and security measures or facilities) of or to the Project requiring an expenditure <br />in excess of $5,000 per expenditure nor in excess of $10,000 in the aggregate in anyone calendar <br />year without the prior approval of Owners representing a majority of the Allocated Interests unless <br />the addition or improvement was included in the adopted annual budget. The Members of the <br />Association shall have the right to change these amounts by adoption of a resolution without <br />amending this Declaration. <br /> <br />F. Association Services. The Association shall provide to the Owners the following <br />services which shall be paid for out of the Common Expense assessment, to wit: <br /> <br />1. except as otherwise specifically provided in the Declaration, exterior maintenance <br />and repairs of the Building and other improvements situated within the Common <br />Elements (excluding washing windows and cleaning screens for Units); <br /> <br />11. administration and management ofthe Project, including the following: <br /> <br />(1) enforcement of the covenants, conditions, and restrictions set forth in the <br />Condominium Documents, together with enforcement of all obligations owed <br />to the Association by the Owners, and <br /> <br />(2) performing all other acts required of the Association by the Condominium <br />Documents; <br /> <br />111. except as otherwise provided, inspection, maintenance, and repair of: walkways; <br />walkway lighting; Common Elements; and exterior lighting (except commercial <br />signs); <br /> <br />IV. trash removal from designated collection points as determined by the Board; <br /> <br />v. snow removal; <br /> <br />VI. mowing and maintenance of lawn and landscaped areas including trees and shrubs; <br /> <br />vii. utility services for those utilities not separately metered for any Unit; and <br /> <br />viii. except as otherwise provided herein, inspection, maintenance, and repair of all utility <br />lines and facilities lying within the Project which are not inspected, maintained, and <br />repaired by the supplier of such service or other entity. <br /> <br />-8- <br />
