Any garage and corresponding portion of the drive allocable thereto identified by the same <br />unit number to which it is deemed a limited common element. <br /> <br />6. ALLOCATED INTERESTS. <br /> <br />The allocated interests have been established based upon a fonnula utilizing the number of units <br />in the condominium. Since there initially are nineteen (19) units comprising the condominium, it <br />is hereby declared that all allocated interest shall be based upon the number of units, in the following <br />manner: <br /> <br />A. Voting. Each unit shall be entitled to one (1) vote in the conduct of the condominium <br />through the Condominium Owners Association of PIC Development, LLC. <br /> <br />B. Common Expense Liability. Owners of each of the nineteen (19) units shall be <br />responsible for and shall be assessed for their proportionate share of common expense incurred by <br />the Condominium Owners Association of PIC Development, LLC, based on the relative amount of <br />square footage of the building they own. <br /> <br />C. Fractional Interest in Common Elements. Owners of each of the Nineteen (19) units <br />shall be assessed for their proportionate share of an undivided interest in and to the common <br />elements of the condominium, based on the relative amount of square footage of the building they <br />own. <br /> <br />7. CONVEYANCES. <br /> <br />Any Unit may be conveyed or encumbered subject to the provisions of this Declaration. <br /> <br />8. SPECIAL DECLARANT RIGHTS. <br /> <br />The declarant shall have developmental rights to add units, and power is reserved by the <br />declarant to make the condominium part of a larger condominium, group of condominiums or other <br />real estate and the declarant shall also retain the following additional special declarant rights: <br /> <br />A. The declarant may use any unit owned or leased by the declarant as a model, sales <br />office or management office. <br /> <br />B. Appoint or remove any officer of the Condominium Owners Association of PIC <br />Development, LLC. or any executive board member during any period of declarant control herein <br />provided for. <br /> <br />-4- <br />
