<br />ll. The Lessor hereby warrants that it has acquired and posaesses an adequate
<br />real estate right in the property described herein, and that it is authorized to
<br />grant to the United States of America the real estate rights and 1ntere8t88et
<br />forth herein.

<br />12. Should the Federal Aviation Administration (FAA). its successors or assigns,
<br />vacate tha Airway Facilities Sector Headquarters building, located upon the
<br />premises described in Article 1, in wholo or in part, the ren.t for the premises
<br />as set forth in Article 3 shall be subject to renegotiation as follows:

<br />.., The }'AA shall have the right to lease space in the building to other
<br />Government entities (Federal, state or local) or private parties.
<br />
<br />B. Should th4 FAA lease a portion of the building to another Govertllllllnt
<br />entity or private parties, the rent on the premises as set forth in
<br />Article 3 shall be subject to renegotiation on a pro rata percentage
<br />basis, based upon that portion of the building occupied by the FAA
<br />and that portion of the building occupied for non-FAA purposes, The
<br />FAA shall continue to pay Sl.00 per year as set forth in Article 3, and the
