. 83- 003900 Mortgagor shall keep the buildings and improvements on the premises mortgaged hereby insured against loss by fire or other insurable hazards, casualties, and contingencies. The Mortgagor may, at its option, obtain a complete release of this mortgage by tendering to Mortgagees substitute collateral having a value equal to the then remaining principal due and owing under the above described Obligations. The value of such substitute collateral shall be determined by appraisal if the parties are unable to agree; provided,. that such substitute collateral shall be conclusively presumed to have thee appropriate value if it consists of a letter of credit from a commercial bank in a principal amount equal to the then remaining principal due and owing under the above-described Obligations. In the event of default under any of the terms and conditions of the mortgage or the Obligations, which default is not cured within fifteen (15) days of receipt by Mortgagor of written notice of said default from Mortgagees, Mortgagees shall have the right to accelerate the amounts payable pursuant to the terms of the Obliqations, and foreclose on this mortgage or pursue any other remedies.
