<br />This mortgage, made this 25th day of July, 1983,
<br />between Eric Nelson News, Inc., a Nebraska corporation,
<br />hereinafter referred to as 'Mortgagor', and Harold J. Lessig
<br />and Darrell R. Enck, hereinafter collectively referred to as
<br />'Mortgagees.'
<br />
<br />Know all men by these presents that Mortgagor, being
<br />obligated to the Mortgagees for the aggregate amount of
<br />$295,509.96 pursuant to certain covenants not to compete
<br />between Mortgagor and the Mortgagees, respectively, which
<br />covenants are dated July 25, 1983 (such covenants herein
<br />referred to as the 'Obligations'), does by these presents,
<br />grant, bargain, sell, convey and confirm unto the Mortgagee,
<br />successors and assigns forever, all of the land and premises
<br />situated and being in the County of Hall, state of Nebraska,
<br />described as follows:

<br />attached hereto and made a part hereof,
<br />
<br />together with all of the easements, rights, privileges and
<br />appurtenances thereunto belonging in or anywise appertaining,

<br />Mortgagor Shall pay all taxes and assessments upon
<br />said property before the same become delinquent, and when any
<br />taxes or assessments shall be levied upon the debt secured by
<br />tbislllOr tgage, or upon said Mor tgagElti! or its successor or
<br />assigns, on account of said debt or the lien of this mortgage,
<br />either by the State of Neoraska or by any political subdivision
<br />thereof, the Mortgagor will pay such taxes or assessments
<br />before the IHUlte become delinquent.
