<br />83.JJO?,814 <br /> <br />shall give Buyers, or either of them, written notice of <br /> <br />such default. If Buyers fail to remedy such default wi thin <br />thirty (30) days after receipt by them, or either of them, of <br /> <br />such notice, Sell.er may declare the entire remaining unpaid <br /> <br />principal balance with accrued interest forthwith due and <br />payable and commence such proceedings for recovery of this <br />property, or such other legal or equitable remedies as are <br /> <br />available to the Seller and as the Seller may elect. Buyers <br /> <br />shall be cunstrued to have received written notice as req1.lired <br /> <br />herein upon the posting of a letter in the United States Mail <br /> <br />to Buyers last known address. Waiver by Seller of any,~de- <br /> <br />fault shall be construed as a waiver of any subsequent default. <br /> <br />Commencing with any default, the entire unpaid principal bal- <br /> <br /> <br />ance shall thereafter bear interest at fourteen (14%) percent <br /> <br /> <br />per annum until either (a) such default is remedied or (b) the <br /> <br />entire principal balance with accrued interest has been paid, <br /> <br />whichever occurs sooner. <br /> <br />(11) During the life of this agreement and until payment by <br /> <br />Buyers of all payments required hereunder, Buyers agree as <br /> <br />follows: <br /> <br />(al To not permit any foreclosure of mechanic's liens or <br />materialmbn's liens against the said premises. <br /> <br />(b) To not abandon said premises. <br /> <br />(c) To not permit waste of the premises and improvements <br />thereon. <br /> <br />(d) To keep said improvements on said premises insured <br />in a reasonable amQunt reflecting the fair market value, <br />such insurance for the dwelling house to be not less. than <br />$22,000.00. Seller shall be included as named insured on <br />any sucl1 policy as her interests may appear. Buyers agree <br />to make such insurance premium payments as are necessary <br />to keep such insurance in full force and effect at all times. <br /> <br />(1,2) The Buyers and Seller both agree that the costs of any <br /> <br /> <br />charges for escrow and amortization fees shall be divided equ- <br /> <br /> <br />ally between the Buyers and the Seller. It is further under- <br /> <br />stood.thi3,t at the completion of this contract the Seller shall <br /> <br /> <br />be responsible for the amount of Revenue Stamps that might be <br /> <br /> <br />requi,red to record the Warranty Deed at that time. <br /> <br />(lJ.) The B1,.lyers and Seller respectfully bind their heirs, <br /> <br />suceS80rsand assigns for the faithful performance of this <br />agreement. <br /> <br />
