<br />~} --' 0~17~~. <br />The Mortgagors shall pay all taxes and assessments levied <br />against said real estate and will provide the Mortgagees with <br />copies of said receipts each year, and all other taxes, levies <br />and assessments levied upon this Mortgage or on the Promissory <br />Note which this Mortgage is given to secure, before the same <br />becomes delinquent, and further to keep the improvements on said <br />premises insured against all casualty loss in the minimum amount <br />of S60,000.flO, with a loss payable clause as the parties' inter- <br />ests appear hereunder, and to provide Mortgagees with a copy of <br />said insurance policies at all times during the term 'of this <br />Mortgage. <br />It is further agreed that if the above described property <br />is sold, transferred or conveyed at any time prior to the pay- <br />ment of this Moztaage in full, the entire ungaid principal balance <br />and any accrued interest shall become immediately due and payable <br />to the Mortgagees at their option. If the Mortgagors fail to make <br />any payment due hereunder for a period of more than ten (10) days <br />after the same is due and payable, then and in such event there <br />shall be a penalty charge of $10.00 for any late payment, which <br />amount shall be paid with the following payment, and this penalty <br />charge shall apply to any late payment during the term of this <br />Mortgage. <br />It is further agreed that if the Mortgagors shall fail to <br />pay the real estate taxes and special assessments or procure <br />insurance as above e;et forth, the said Mortgagees may pay such <br />taxes, assessments anti procure such insurance, and the sum or <br />sums so advanced by them with interest at the highest legal rate <br />shall be repaid by said Mortgagors, and this Mortgage shall stand <br />as security for the same. <br />A failure by the Mortgagors to pay any of said money, either <br />principal or interest, due hereunder for a period of ten {10) days <br />after the same becomes Sue, or a failure to comply wins any Of <br />the foregoing agreements, shall likewise cause the whole sum of <br />the amount due hereunder to became immediately due and payable <br />at once, at the option of the Mortgagees. <br />SIGNED this iyp day <br />-2- <br /> <br />-..J <br /> <br />
