The Mortgagors shall pay all taxes and assessments levied against said real estate and will provide the Mortgagees with copies of said receipts each year, and all other taxes, levies and assessments levied upon this Mortgage or on the Promissory Note which this Mortgage is given to secure, before the same becomes delinquent, and further to keep the improvements on said premises insured against all casualty loss in the minimum amount of S60,000.flO, with a loss payable clause as the parties' inter- ests appear hereunder, and to provide Mortgagees with a copy of said insurance policies at all times during the term 'of this Mortgage. It is further agreed that if the above described property is sold, transferred or conveyed at any time prior to the pay- ment of this Moztaage in full, the entire ungaid principal balance and any accrued interest shall become immediately due and payable to the Mortgagees at their option. If the Mortgagors fail to make any payment due hereunder for a period of more than ten (10) days after the same is due and payable, then and in such event there shall be a penalty charge of $10.00 for any late payment, which amount shall be paid with the following payment, and this penalty charge shall apply to any late payment during the term of this Mortgage. It is further agreed that if the Mortgagors shall fail to pay the real estate taxes and special assessments or procure insurance as above e;et forth, the said Mortgagees may pay such taxes, assessments anti procure such insurance, and the sum or sums so advanced by them with interest at the highest legal rate shall be repaid by said Mortgagors, and this Mortgage shall stand as security for the same. A failure by the Mortgagors to pay any of said money, either principal or interest, due hereunder for a period of ten {10) days after the same becomes Sue, or a failure to comply wins any Of the foregoing agreements, shall likewise cause the whole sum of the amount due hereunder to became immediately due and payable at once, at the option of the Mortgagees.
