~""' ~~G0586 <br />MASTER DEED <br />CREATING <br />BRENTWOOD BY-TtIE-LAKE CONDOMINIUM PROPERTY REGIME I <br />Tt1IS MASTER DEED AND DECLARATION, made this 1st day of <br />November , 1983, by MID-CONTINENT ENTERPRISES, INC., a <br />Nebraska corporation, (hereinafter called "Declarant"), for <br />itself, its successors, grantees and assigns. <br />I. PURPOSE AND NAME. <br />The purpose of this Master Deed is to submit the lands <br />herein described and the improvements built thereon to the' <br />condominium form of ownership and use in the manner provided <br />by Sections 76-801 through 76-823, R.R.S. Nebraska (herein <br />called "Condominium Property Act"), and the name by which <br />this condominium is to be identified is Brentwood By-The- <br />Lake Condominium Property Regime I. <br />i 1 . iNVOLVL•'D PROPERTY. <br />The lands owned by the Declarant which are hereby <br />submitted to the condominium regime are described as follows: <br />Lot ~ecenteen (l7), in Brentwood Third <br />:subdivision in the City of Grand Island, <br />Ball County, Nebraska. <br />Appurtenant to that real estate is one share of the <br />corporate stock of Brentwood Lake, Inc., a Nebraska corpo- <br />ration, which share of stock shall be transferred to Drentwood <br />IIy-The-Lake Condominium Owners Association, Inc., simul- <br />taneously with the recording of this Master Deed. All <br />expense of the maintenance of the lake and other expenses of <br />Brentwood Lake, Inc. shall be paid by that Association and <br />allocated to the condominia in the same manner as other <br />Association expenses. <br />III. DEFINITIONS. <br />Except as hereinafter noted, the definitions set forth <br />in Section 76-802, R.R.S. Nebraska shall govern this Master <br />Deed and the By-Laws, attached hereto as Exhibit "H", and by <br />this reference incorporated herein. <br />a. "Suite" shall mean and include: The enclosed <br />space of the two residential living units shown on Exhibit <br />"A" hereto and identified thereon as Suites by number; all <br />airspace in rooms, attics; air-conditioning compressors or <br />units; permanent gas, charcoal burning or electric barbecue <br />grills, screening, window glass, exterior and interior <br />doors, but shall not include structural walls, common walls, <br />interior walls, roofs, floors and ceilings, except for the <br />unit-side surfaces thereof, which shall be included in the <br />definition "Suite". <br />b. "Condominium" shall mean the entire condo- <br />minium project including all buildings, land, and other <br />improvements upon the land as set forth in this Master Deed <br />as a part o€ the condominium regime. <br />c.
