J-. <br />1982, by and between Claude Button, County of Hall and State of NetraSka, <br />party of the first part; andR.J~-1)dtct 1\, (((Jch IN''I~/(al(etJ~.f4 <br />parties of the second part, WITNESSETH: <br />That the said party of the first part has this day leased unto the <br />party of the second part the following described premises, to-wit: <br />The South Forty (40) feet of Lots Seven (7) and <br />Eight (8) in Block Two (2), Original Village of <br />Doniphan, Hall County, Nebraska. <br />for the term of three years from the J.o,J.. day of .J~ ' 19 ~t <br />to the l.Jr day of J(ot.L--, 19:if; for the sum of $1(2;, <br />($ ~~, ) per month, payable on the 1st day of each month, <br />in advance, beginning ~ l 19.a..1.. at the residence of <br />Claude Button in the City of Dbphan, N:braska. <br />AND IT IS FURTHER AGREED, That, if any rent shall be due and unpaid <br /> <br />or if default be made in any of the covenants herein contained, it shall <br /> <br /> <br />then be lawful for any of the said party of the first part to re-enter the <br /> <br /> <br />said premises, and the party of the second part agrees to vacate said <br /> <br />premises without notice, and if it becomes necessary to bring action at law <br /> <br /> <br />to recover possession, to pay a reasonable attorney's fee therefor. And <br /> <br />the said party of the second part further agrees to pay the party of the <br />first part the rent as above specified. <br />IT IS FURTHER AGREED by and between the parties hereto that in the <br />event second party holds over under this lease, said lease shall become one <br />from month to month and holding over shall not consitiute a renewal of this <br />lease. The terms and conditions of this lease shall govern in that event <br />with the exception that the term thereof shall be on a monthly basis. <br />IT IS FURTHER AGREED by and between the parties hereto that, if the <br />Lessor desires possession of said premises herein leased before the <br />termination of this lease, then he shall give to the second party three (3) <br />months notice that he is to vacate said premises at the end of that period, <br />and in the event the Lessee desires to surrender possession of said premises, <br />he shall give to the first party three (3) months' notice of such intention <br />to vacate the premises and shall pay the rental during that period as <br /> <br />-1- <br />
