At the termination of this Lease, Lessee shall <br />without demand or any notice whatsoever, quietly and peacefully <br />deliver up possession of said premises in as good condition <br />as they shall be at the time of the occupancy of the premises <br />by the Lessee, normal wear and tear and damage by the elements <br />alone excepted. Any and all crops not harvested or left in <br />any way upon said premises upon termination of this Lease <br />shall become the property of Lessor. <br /> <br />9. Time is the essence of the provisions for payment <br />of rent under this lease. <br /> <br />10. The Lessee agrees to pay the rent without demand on <br />the terms and conditions hereinabove set forth and perform <br />all of the Lessee's obligations under this Lease. Any rent <br />which is not paid when due shall bear interest at the rate <br />of eighteen percent (18%) per annum from due date until paid <br />in full. In the event that Lessee shall default, or fail to <br />perform all of the obligations required under the terms of <br />this Lease, the Lessor may, in addition to any other remedies <br />provided by law and otherwise set forth herein: <br /> <br />(a) Bring a~ action at law against Lessee <br />for the balance of the rent for the entire remaining <br />term of the Lease; <br /> <br />(b) Terminate this Lease; or <br /> <br />(c) Re-enter the premises and re-lease them <br />for the account of Lessee. <br /> <br />II. <br />change or <br />except in <br />the terms <br /> <br />It is specifically understood and agreed that no <br />changes shall be made in this Lease Agreement <br />writing signed by the parties hereto setting forth <br />of the agreement as modified. <br /> <br />12.
