Y <br />83- s)at}7~. <br />togethu with all rights, intuests, easements, hereditaments and appurtenances thueunto belonging, the rents, issues, and <br />pra6ts thereof and :evettues and income therefrom, all improvements and personal property now or later attached thereto or <br />reatanabl~ necessary to the u~ thereof, including, but not limited to, ra es, refrigerators, clothes washes, clothes dryers, <br />or carpetmg purchased or financed in whole or in part with loan funds, all water, water rights, and water stock pertaining <br />thaeta, and all pa ents at any time owing to Bortowu by virtue of any sale, least, transfu, conveyance, or condemnation <br />of any part thereof ar iatuest thutinall of which ue hutin called "tht property"; <br />TO HAV$ -AND TO HOLD the property unto the Government and iu assigns forever in fee simple. <br />BORROWER for Borrower's self; Borrower's heirs, executors, administrators, successors and assigns WARRANTS THE <br />TITLE to the property to the Government agamst all lawful claims and demands whatsoever except an liens, encumbrances, <br />eaxmems, reservations, or conveyances specified hereinabove, and COVENANTS AND AGREES as follows: <br />(1) To pay gromptly when due any indebtedness to the Govunment hereby secured and to indemnify and save' harm- <br />Itss the Government against loss undtr its insurance of payment of the note by mason of any default by Borrawu. At all <br />times when the nott is held by an insured holder, $orrowu shall continue to make payments on the note to the Government, <br />as mlleaion agent far the holder. <br />(2} To pa to the Government such fees and other charges as may now or hereafter be required by regulations of the <br />Farmus Home Administration <br />(3j If required by tht Government, to make additional monthly payments of 1112 of the estimated annual taxes, <br />~~ents, insurance premiums and other charges upon the mortgaged premises. <br />'~ (4) Whethu or not the note is insured by the Government, the Government may at any time pay any other amounts <br />required herein to be paid 6 Borrower and not paid by Berrower when due, as well as any costs and expenses for the pre- <br />servation, protection, or enforcement of this lien, as advances for the account of Borrower. All such advances shall beaz <br />interest at the rate borne by the note which has the highest interest rate. <br />(5) All advances by the Government as described in this instrument, with interest, shall be immediately due and pay- <br />able by Borrowu to tht Government without demand at the place designated in the latest note and shall be secured hereby. <br />Na such advance byy the Government shall relieve Borrowu from breazh of Borrovrer's covenant to pay. Such advances, <br />with intuest, shall 6e repaid from the fast available collections received from Borrower. Otherwise, any payment made by <br />Borrowu may be applied on xhe note or any indebtedness to the Government secured hueby in any order the Government <br />detumines. <br /> <br /> <br />
