<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about April 7, 2006, by and
<br />between LOUIS T. LAUTENSCHLAGER II and AMY M. LAUTENSCHLAGER, husband
<br />and wife, Trustors, and U.S. BANK TRUST COMPANY, NATIONAL ASSOCIATION, Trustee,
<br />MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., Beneficiary. Said Deed of
<br />Trust was recorded on April 7, 2006 as Instrument No. 2006-03075 ofthe Mortgage Records of Hall
<br />County, Nebraska. Said Deed of Trust having been assigned by virtue of an Assignment dated
<br />February 27, 2007 to U.S. BANK, N.A., and which was filed for record on March 9, 2007 as
<br />Instrument No. 2007-01808 of the Mortgage Records of Hall County, Nebraska. GREGORY L.
<br />GALLES was appointed Successor Trustee by virtue of a Substitution of Trustee filed for record on
<br />April 26, 2007, as Instrument No. 2007-03358 in the Office of the Register of Deeds for Hall
<br />County, Nebraska. GREGORY L. GALLES, Grantor, in consideration of the sum of Forty-Eight
<br />Thousand Eight Hundred Seventy-Nine and 20/100 Dollars ($48,879.20) and other good and
<br />valuable consideration received from FEDERAL NATIONAL MORTGAGE ASSOCIATION,
<br />does hereby grant, bargain, sell, convey and confirm unto FEDERAL NATIONAL MORTGAGE
<br />ASSOCIATION, (hereinafter "Grantee" where appropriate), the following-described real property in
<br />Hall County, Nebraska, to wit:

<br />The Southerly Thirty-Five (35) feet of Lot Twelve (12) and the Northerly
<br />Twenty (20) feet of Lot Fourteen (14), Block Nineteen (19), in Scarffs
<br />Addition to West Lawn, in the City of Grand Island, Hall County,
<br />Nebraska.
<br />
<br />to have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />
<br />1. That LOUIS T. LAUTENSCHLAGER, II and AMY M. LAUTENSCHLAGER, as
<br />Trustors, failed to pay to Beneficiary payments which were contractually due, and the
<br />Grantor, at the request of the Beneficiary, elected to declare the entire unpaid principal
<br />balance, together with interest thereon at once immediately due and payable.
<br />
<br />2. That a Notice of Default as required by S 76-1006 was filed by Grantor on July 21,2008, as
<br />Instrument No. 2008-062l8 in the Office of the Register of Deeds of Hall County, Nebraska.
<br />A copy of said Notice of Default was thereafter mailed to all parties entitled to notice,
<br />pursuant to said Deed of Trust and in compliance with S 76-1008, R.R.S. Nebraska.
<br />
<br />3. That the Trustors failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />
<br />4. That a Notice of Trustee's Sale was filed by Grantor on August 27,2008, as Instrument No.
<br />2008-07428 in the Office ofthe Registt[ ufDeeus ufHall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with S 76-1008, R.R.S. Nebraska.
<br />
<br />5. That Grantor as required by S 76-1007 published a Notice of Trustee's Sale to be held on
<br />October 14,2008, at 10:00 a.m. in the lower lobby ofthe Hall County Courthouse, 111 West
<br />First Street, Grand Island, Nebraska. Said Notice was published in The Grand Island .0
<br />Independent, a legal newspaper of Hall County, Nebraska, once a week for five consecutive Q..J'\Y
