<br />!. <br /> <br />200808925 <br /> <br />1. To maintain, repair and replace, at his/her expense, all portions of his or <br />her suite or garage which are not included in the definition of common <br />elements, except as set forth in Article V, above. <br />11. To maintain and repair or replace as necessary all utilities within that <br />owner's suite or garage and any damage to the common utilities caused by <br />use within that suite or garage. <br />111. To refrain from painting, decorating or changing the appearance of any <br />portion of the exterior of the suite or garage unless approved by the <br />Association in writing. <br /> <br />D. Each suite shall be used and occupied only by one family and guests as a residence <br />and for no other purpose. No suite may be subdivided into a smaller suite nor any portion <br />thereof sold or transferred without the owner first amending this Declaration. <br /> <br />E. No practice or use shall be permitted on the condominium property or in any suite or <br />garage which shall be an annoyance to the other owners or residents of the area or which shall <br />interfere with their peaceful use and enjoyment of their property. All portions ofthe property <br />and of the suites and garages shall be kept clean and sanitary and no use thereof shall be made <br />which constitutes a violation of any laws, zoning ordinances, governmental regulations or <br />regulations of the Association. Trash or other refuse shall not be thrown, placed, or dumped <br />upon any vacant building site in the area. No one shall fix or repair vehicles on the <br />condominium property except minor routine repairs of vehicles owned by the owners. No <br />vegetable gardens shall be allowed on the condominium property except for designated area not <br />exceeding 80 square feet and located within 20 feet of the outside perimeter of the condominium <br />property. All gardens are to be well maintained and shall be kept free of weeds at all times. The <br />Board of Administrators may establish from time to time rules and regulations regarding gardens <br />and other uses and practices of owners or tenants of the condominiums. <br /> <br />F. The owners of suites in this condominium may effect an amendment to this <br />Declaration and in the Bylaws and plans attached hereto or a termination of this Condominium <br />Property Regime only be complying with the terms and conditions of the Nebraska <br />Condominium Act. <br /> <br />G. Household pets within the condominia will be subject to regulation, restriction, <br />exclusion, and special assessment as may be determined by the Association from time to time. <br />Awnings, sun screens, outside television or other antennas, satellite dishes, storage or parking of <br />boats, campers, trailers, motor homes, equipment, machinery or similar items shall all be subject <br />to regulations, restriction, exclusion and special assessment by the Association. Uses of the <br />common elements for other livestock or poultry upon the common elements for other than <br />recreational purposes is prohibited. All garage doors must remain closed at all times except <br />when cars are entering or exiting the garage space. Individual garbage cans or trash receptacles <br />are to be permitted only in areas designated therefore by the Association. Wood piles, <br />clotheslines, and clothes hangers will be subject to regulation, restriction, exclusion, and special <br />assessment by the Association. No outbuildings or other structures may be erected on the <br />condominium property without the written consent of the Board of Administrators. No <br />
