<br />TRUSTEE'S DEED
<br />
<br />KNOW ALL MEN BY THESE PRESENTS:

<br />THAT Michael F. Kivett, Attorney at Law duly licensed to practice in the State of Nebraska,
<br />Trustee, in the exercise of the power of sale conferred upon him, does hereby execute and deliver this
<br />indenture,
<br />
<br />WITNESSETH THAT:
<br />
<br />WHEREAS, for a valuable consideration on October 19, 2006, Mateo Pablo and Maria Aguilar
<br />Perez, husband and wife, Trustors, executed and delivered their Deed of Trust to Northwest Title and
<br />Escrow Corp., as Trustee, and Mortgage Electronic Registration Systems, Inc., solely as nominee for
<br />First NLC Financial Service, LLC dba The Lending Center, as Beneficiary, conveying the real estate
<br />hereinafter described in trust, with power of sale, in accordance with the terms and provisions set forth
<br />therein; that said Deed of Trust was thereafter recorded on October 26, 2006 in the office of the Register
<br />of Deeds of Hall County, Nebraska as Instrument No. 0200609529; which beneficial interest of Mortgage
<br />Electronic Registration Systems, Inc., solely as nominee for First NLC Financial Service, LLC dba The
<br />Lending Center was assigned to CitiMortgage, Inc. by written assignment recorded April 18, 2008 as
<br />Instrument No. 0200803250 in the office ofthe Register of Deeds of Hall County, Nebraska; and
<br />
<br />WHEREAS, that on April 24, 2008, CitiMortgage, Inc., Beneficiary upon the aforementioned
<br />Deed of Trust, appointed Michael F. Kivett, Attorney at Law, as Successor Trustee, which Substitution
<br />of Trustee was recorded April 30, 2008, as Instrument No. 0200803648, in the Register of Deeds of Hall
<br />County, Nebraska. A copy of said Substitution of Trustee was served upon the prior Trustee, Northwest
<br />Title and Escrow Corp., on or about April 28, 2008; and
<br />
<br />WHEREAS, the Trustors having defaulted in the payment of the indebtedness secured thereby
<br />and the Beneficiary having delivered to the Trustee a written declaration of default and having deposited
<br />with the Trustee all promissory notes; and
<br />
<br />WHEREAS, in compliance with Sec. 76-1006, Statutes of Nebraska, on April 30, 2008, the
<br />Trustee filed a Notice of Default in the office of the Register of Deeds of Hall County, Nebraska, as
<br />Instrument No. 0200803649, which Notice fully complied with the requirements of said statute; and
<br />
<br />WHEREAS, in compliance with Sec. 76-1008, Statutes of Nebraska, on May 6, 2008, the Trustee
<br />mailed by certified mail, with postage prepaid, a copy of such Notice of Default with the recording date
<br />shown thereon, addressed to the following interested parties, to-wit:
