Sale or Transfer of Premises: If Landlord sells <br />or transfers all ar any portion of the Demised Premises, <br />Landlord, on consummation of such sale or transfer, shall be <br />released from any liability thereafter accruing under this Lease <br />if Landlord's successor has assumed, in writing, for the benefit <br />of Tenant, Landlord's prospective obligations hereunder.
