In no event shalle Lessee nbeorequired to <br />put the premises in better condition than when delivered to it. <br />Lessee shall also maintain in good repair and free from dirt, <br />snow, ice, rubbish and other obstructions or encumbrances, the <br />sidewalks, parking areas, yards, platin s <br />front of and adjacent to the premises. g ' gutters and curbs in <br />5.3 Alterations. Lessee shall not at any time make any <br />alterations, change, addition or improvement (hereinafter collec- <br />tively called "alterations ") in or to the interior or exterior of <br />the premises without the prior written consent of Lessor, which <br />consent will not be unreasonably withheld.
