a— <br />IV. <br />INSURANCE <br />4.1 Coverage. <br />5-- 002021 <br />(a) During the term, Lessor, at its own cost and expense, <br />shall: <br />1• Reef the premises insured with an all risk <br />insurance policy in an amount sufficient to cover the <br />cost of replacement (without deduction for depre- <br />ciation). Replacement cost shall be determined by <br />one of the insurers or, at the option of Lessor, by <br />an appraiser, architect or contractor, and whom shall <br />be retained and paid by Lessee. <br />2. Provide and keep in force plate glass / <br />insurance covering the glass in the premises. <br />(b) During the term, Lessee, at its own cost and expense <br />shall: provide and keep in force comprehensive <br />insurance against claims for general liability <br />damage occurring on, in or aboutsthe 1premises ora the oadjoini property <br />streets and property, in limits of not less than $1,000,000.00 <br />per occurrence for bodily injury, not less than $500,000.00 per <br />occurrence for property damage, or in such other amounts as <br />Lessor may reasonably request. <br />4.2 Policies. All insurance required herein shall be <br />carried in a vor of both Lessor and Lessee, as their respective <br />interests may appear, and the County of Hall, Nebraska or any <br />other person designated by Lessor.
