<br />Such rights of ingress and egress shall include all rights necessary for the
<br />full and complete use, occupation, and enjoyment j yment of the easement herein granted,
<br />including but not limited to the right to excavate and refill ditches and trenches;
<br />to remove, clear, and keep clear trees, bushes, hedges, undergrowth, and other
<br />obstructions interfering with the surveying, construction, inspection, maintenance,
<br />repair, replacement, extension, removal, or operation of such overhead and under-
<br />ground electric lines and appurtenances. No structures, buildings, fences, or
<br />other obstructions of any kind whatsoever shall be allowed in, upon, above, along,
<br />across, underneath, or through the easement herein granted.
<br />The parties hereto agree that the Grantor may continue to use the easement
<br />area herein granted for any other use permitted by law, that does not interfere
<br />with the operation and maintenance of the overhead and underground electric lines
<br />and appurtenances constructed therein. Provided, if such construction, operation,
<br />or maintenance requires the removal of hard surface driveways, sidewalks, or
<br />grassed lawns, not including trees, hedges, or other undergrowth, the Grantee or
<br />its contractor agrees to restore the surface of the easement area as soon as
<br />possible; and to replace such items as near as Possible to their prior condition
<br />and location after construction, operation, or maintenance of such overhead and
<br />underground electric Lines and appurtenances.
<br />All overhead and underground electric Lines, cables, poles, anchors, surface
<br />markers, and other appurtenances connected therewith, placed in, upon, above,
<br />along, across, underneath, and through such easement shall remain the property of
<br />the Grantee, and may be removed or replaced at any time.
<br />The Grantor, for itself, its heirs, successors, and assigns, hereby coveaiants
<br />that the rights and privileges herein granted shall run with the tit Le to such
<br />tract of land; and shall be binding upon the Grantor, its heirs, successors, and
<br />assigns.
