<br />make, cancel. enforce or modify leuses; obtain and eject tenants, set or rnudify rents; in its own name sue or otherwise collect the
<br />rents, income, issues stiff proofs thereof. including those past due and unpaid; and apply the same, less costa and expenses of opera
<br />tion and collection, including reasonable attorney's fees, upon any indehtedness secured hereby and in such order as Beneficiary
<br />m>ty determine: and except for such application. Beneficiary shall not be liable to any p,ersun for the collection or mmncullectnon of
<br />any rents, income, issues or profits, for the failure to assert or enforce any of the foregoing rights, nor shall Beneficiary be charged
<br />with any of tile duties and obligations of a mortgagee in possession. The entering upon and takingpussession ofsueh property, the
<br />collection of such rents, income, issues or profits. the doing of other acts herein authorized, and the application thereof as aforesaid,
<br />shall not cure or waive any default or notice of default hereunder or invalidate ally act done pursuant to such notice.

<br />any agreement hereunder, or any agreement secured hereby. Beneficiary may declare all sums secured hereby immediately due

<br />of such property by public announcement at the tine• and place of sale, and from time to time thereafter may postpone the sale fly

<br />conveying the pruperty so sold. but without any covenant or warranty, express or implied. The recital in such deed ofany matters

<br />may purchase at suchsale. Trustee may also sell at any such sale and as part thereof any shares ofcorporate stock securing theobli-
<br />galion secured hereby, and Trlstor waives demand and notice of such sale. IBepeficiary at its option may also foreclose on such
<br />shams by independent pledge laic, and Trustur wanes demand and notice of such sale.) After deducting all costs, fees and
