<br />ownership interests and inter- company transactions, among them-
<br />selves, so that each of the Affiliates and Mortgagor have a
<br />substantial economic interest in the continued business opera-
<br />tions of Pester Refining; and
<br />WHEREAS, the Affiliates and Mortgagor executed a certain
<br />Security Agreement dated June 29, 19840 wherein Mortgagor and
<br />Affiliates agreed to execute and deliver certain security
<br />agreements and mortgages including the mortgage granted herein;
<br />NOW, THEREFORE, in consideration of the premises, it is
<br />hereby agreed as follows:
<br />Section 1. Grant of Mort a e Securit Interests. Mortgagor has so , conveye , an an

<br />referred to in the said Exhibit A hereto;
<br />together with all buildings, improvements, and appurtenances
<br />thereon or in any way pertaining thereto, including without
<br />limitation
<br />toorbeuseddwithfsaidsrealyestaterorobumildingsethereoneandg
<br />whether attached or detached, all elevators, all gas, steam,
<br />electric ventilating, sprinkling, or other heating, air conditioning, lighting, plumbing,
<br />irrigating, water and power systems,
<br />all engines, machines, elevators, motors, pipes, pipelines,
<br />gathering lines, pumps and pump stations, tool
<br />stations, Fences, trans s, tanks, booster
<br />former and other electrical wiring and
<br />equipment, communication systems and equipment, refinery facil-
<br />ities, warehouses and other structures, gasoline dispensing
<br />Pumps, storage tanks located above or under ground, appliances,
<br />fixtures, storm and screen windows and doors, and all other
<br />fixtures (as to any such personal property, or fixtures, or
