If any provision hereof is <br />invalid or unenforcea a in any jurisdiction, the other provi- <br />sions hereof shall remain in full force and effect in such <br />jurisdiction, and the remaining provisions hereof shall be <br />liberally construed in favor of Mortgagee in order to effectuate <br />the provisions hereof, and the invalidity or unenforceability <br />of any provision hereof in any jurisdiction shall not affect the <br />validity or enforceability of any such provision in any other <br />jurisdiction. <br />Section 24. Assigns, Etc. The terms, provisions, cov- <br />enants, and conditions hereof shall bind and inure to the bene- <br />fit of the respective personal representatives, successors, and <br />assigns of the Mortgagor and Mortgagee. <br />Section 25. Place of Payment. All indebtedness secured <br />hereby shall be payable at the offices of Mortgagee in the City <br />of Wichita, Kansas. <br />Section 26. Uniform Commercial Code. To the extent appli- <br />cable, this instrument shall e construed to be a security <br />agreement and a financing statement pursuant to the Uniform <br />Commercial Code as the same may be in force and effect in the <br />State in which the real property is located, and the Mortgagor <br />hereby grants to Mortgagee a security interest thereunder in <br />the Mortgaged Property. In addition to the collateral herein <br />described or referred to, the proceeds and products of such <br />collateral are covered hereby. Mortgagee shall have all of the <br />rights of a secured party under the Uniform Commercial Code, in <br />addition to all other rights under this instrument. The parties <br />agree that seven (7) days' notice of any sale or other disposi- <br />tion shall be reasonable notice thereof. <br />Section 27. Equal Priority of SURCO Mortgage. It is <br />expressly agreed that all rights con erre ere y are to be of <br />equal priority with the rights granted under the Mortgage on <br />the above described real property held by Southern Union <br />Refining Company, a (Delaware corporation, regardless of the <br />respective dates of execution, delivery, and recording of such <br />documents. <br />Section 28.
