All irrigation pipe is <br />to be furnished by the Lessee and shall remain the property of <br />the Lessee during the term of this Lease. After the termination <br />of this Lease, the Lessee shall be privileged to remove all such <br />irrigation pipe at its cost with no obligation or liability to <br />Lessor for such removal. <br />7. Real Estate Taxes. Lessor agrees to pay when due <br />all real estate taxes and assessments levied on the subject <br />property. <br />8. Option to Purchase. Lessor hereby grants to <br />Lessee an option to purchase the leased premises, as described <br />above, for the gross sales price of $176,814.00 payable under the <br />terms and conditions hereinafter set forth in this Agreement. <br />This option shall be exercised by Lessee by delivering written <br />notice of such exercise to Lessor on or before March 1, 15,88. <br />Lessee agrees to pay to Lessor on the date of this contract, the <br />sum of $1,881.00 as consideration for the grant of this option to <br />purchase. Lessor also grants to Lessee the exclusive right to <br />purchase the leased premises for a period of sixty (60) days <br />after March 1, 1988, at such price and on such terms and <br />conditions as may be mutually agreed upon by the parties. <br />9.
