On closing date, the Sellers shall deliver a warranty deed convey- ing such premises to Michael Palu and Victoria u. Palu, husband and wife, as joint tenants and not as tenants in common, with a copy of this contract to as escrow agent for delivery to the Buyers when all payments herein provided for have been made or as other- wise directed. At the time of delivery of such warranty deed by the escrow agent, revenue stamps will be affixed to the deed at the expense of the Sellers. In the event of a default of the provisions of this agreement, the warranty deed shall be redelivered to the Sellers herein. 13. It is further agreed that no waiver or breach of any of the covenants of this agreement shall be construed to be a waiver of any succeeding breach of the same covenant. 14. The Buyers are executing this agreement as single persons; however, they are intending to be married on April 30, 1983. Accordingly, this agreement is being entered into by the parties hereto as single persons; however, the deed that is contemplated to be placed in escrow is to be prepared in the parties, "Michael Palu and Victoria J. Palu, husband and wife" and it is the intention of the Buyers to enter into this agreement jointly and severally and as husband and wife. 15. The covenants and conditions of this agreement heretofore set forth shall be binding upon the heirs, administrators, nersonal representatives, legal representatives, successors and assigns of the parties hereto.
