HAKE, M.D. <br />hereinafter referred to as Lessor; and UROLOGICAL ASSOCIATES <br />OF GRAND ISLAND, P.C., a Nebraska corporation, hereinafter <br />referred to as Lessee: <br />WITNiESSETH: That for and in consideration of the <br />mutual covenants herein contained and the valuable consider- <br />ation paid and to be paid, the Lessor does hereby lease and <br />let unto the Lessee, Lot One, Medical Park, 4th Subdivision, <br />Hali.Cou,nty, Nebraska. <br />This Lease is made upon the terrR.s and conditions and <br />for the rentals to be paid as hereinafter set forth_ <br />1. Term of Lease and Rental. The Lessor lair this Lease <br />Agreement does lease and let the above described premises to <br />the Lessee for the period of three ='ears, becinning on the <br />lst day of June, 1980 and ending on the 31st day of %Say, <br />2000.. <br />The Lessee covenants and agrees to pay as rent for the <br />premises for the tern stated above as follows: <br />(i) $3,800 -00 per month for the period <br />beginning on June 1, 1330 and ending on <br />May 31, 1983.- <br />(ii) The .: ionthly rent for the three year <br />period beginning on June 1, 1983 shall be set at <br />the fair market value of the tenancy as of that <br />day. The <br />decision of the Brokers shall be binding on Lessor <br />and essee_ <br />Said monthly rental payments shall be payable on the first <br />day of each month during the term of this Lease. Taxes and SFecial Assessments. The Lessee agrees <br />to pay all taxes -or special assessments on the leased premises <br />during the term of this Lease: <br />3. Utilities. The Lessee agrees to pav for all water, <br />electricity, gas and other utilitics used by Lessee or, the <br />leased premises during the term of this Lease. <br />4. Insurance. The Lessee agrees to carry and .maintain, <br />public liability insuraiice in the amo-mt of at least S1.300,000.00 <br />single limit, by policies of insurance issued by responsible <br />insuIrance companies authorized to do business in the State <br />of Nebraska, fully prot:ectincf the Lessee and the lessor <br />against ;any loss, dal.vale, or claim therefor in an , riar ner <br />-l- <br />
