86-- 104' 8 <br />electricity, gas, trash removal and telephone and all other <br />costs incidental thereof and shall pay the same at or before <br />the same shall become due. Should Tenant fail to pay any <br />utility charge for services relating to the premises before <br />the same shall become delinquent, Landlord, in addition to <br />all other rights and remedies available to it by law or <br />otherwise, shall have the right to advance the sums for <br />payment of the same and such sums so advanced shall become <br />immediately due from Tenant and payable to Landlord. Fail - <br />ure of Tenant to pay the same upon demand shall be considered <br />a substantial breach of this Lease and shall entitle Landlord <br />at its option, to declare a termination of Tenant's further <br />rights in and to the premises. <br />7. The covenants, conditions and agreements contained <br />herein, except as herein otherwise provided, shall bind and <br />inure to the benefit of the respective parties' heirs, suc- <br />cessors and assigns. <br />8.
