A non- exclusive easement so long as needed <br />for the benefit of and appurtenant to Lot 2 over such portions of <br />Lots 1 and 3 (as reasonably required) for the purpose of allowing <br />the owner or Tenant of Lot 2 to install ventilation fans and <br />equipment, Utility Conduits, and meters thereon in accordance <br />with the construction documents approved by the City of Grand <br />Island or its designee and to operate and maintain same for the <br />purpose of providing ventilation and utility services to Lot 2; <br />provided that such installation and /or maintenance shall be <br />undertaken, to the extent reasonably practicable, in the least <br />disruptive manner with respect to the then uses of Lots 1 and 3 <br />and the Improvements thereon and such Improvements shall promptly <br />be restored to their original condition at no cost to the Owners <br />or Tenants of Lots 1 and 3. <br />Section 12.5.
