PAYMENT TO TENANT OF LOT 2 <br />UPON TERMINATION OF LEASE ON LOT 2 <br />Upon termination of this Leasa on Lot 2 by its Term or <br />otherwise, the Landlord agrees to pay the Tenant of Lot 2 one - <br />half (1/2) of all Extraordinary Repairs paid by the Tenant of Lot <br />2 to the Landlord for the ten (10) year period prior to the <br />termination of this Lease on Lot 2 by its Term or otherwise; pro - <br />vided that the Tenant of Lot 2 is not in default under the terms <br />of this Lease, subject to curative rights, if any ( "Termination <br />Payment' <br />ARTICLE XII <br />EASEMENTS <br />Landlord as the Owner of Lots 1, 2 and 3 hereby grants <br />an reserves and /or creates the following easements, licenses <br />and rights, such easements, licenses and rights until the Termi- <br />nation Date, unless otherwise provided: <br />Section 12.1. In favor of the airy of uranu LbldLLU -1-1- <br />Grand Island City Electric, Northwestern Bell Telephone Company, <br />a non - exclusive easement for so long as needed within Lots 1, 2 <br />and 3 for the purpose of installing and maintaining such meters <br />and Utility Conduits as may be required in connection with pro- <br />viding electrical, gas, telephone, cable, storm water, water and <br />other utility services to Lots 1, 2 and 3 for the Improvements as <br />shown on the Construction Documents.
