_t <br />86- 10328 <br />2 and 3, at the Landlord's expense, shall jointly keep the entire <br />Parking Garage and Parking Lot insured under a Comprehensive <br />General Liability insurance policy or policies for personal <br />injury, death or property damage and statutory Workmen's Compen- <br />sation. During the course of construction, the Landlord in trust <br />for itself and the Owners and Tenants of Lots 1, 2 and 3 shall <br />cause to be maintained, directly or through its general contrac- <br />tors insurance policies, (a) Comprehensive General Liability <br />insurance against claims for personal injury, death or property <br />damage occurring upon, in or about the properties, the adjoining <br />streets, sidewalks and passageways, extended to protect the <br />Parties, (b) Comprehensive Automobile. Liability Insurance cover- <br />ing all owned and non -owned automobiles, if applicable, (c) an <br />additional one million dollar umbrella policy, and (d) statutory <br />Workmen's Compensation and F.mplover's Liability insurance. Such <br />policies shall be in such amounts as from time to time are car- <br />ried or required to be carried by prudent owners of comparable <br />construction projects; provided, however, that in no event shall <br />the Comprehensive General Liability insurance required by clause <br />(a) above afford protection to the limit of not less than One <br />Million Dollars ($1,000,000) in respect to injury or death to a <br />single person and in respect to any single occurrence and One <br />Million Dollars ($1,000,000) in respect to property damage; <br />provided further, that the Workmen's Compensation and Employer's <br />Liability insurance required under clause (b) above shall in no <br />event be in an amount less than that required by law.
