86 - _103283 <br />t -� Section 5.6. Extraordinary Maintenance on the Parking Lot. <br />The Tenant of Lot 1, at its expense, will be responsible for and <br />perform all Extraordinary Maintenance of the Parking Lot. <br />Section 5.7. Alterations. After taking possession, Tenant <br />shall not make or permit any alterations, additions or Improve - <br />ments (excluding Extraordinary Maintenance) to be made to a Lot <br />which would exceed $5,000 in <br />cost without obtaining Landlord's <br />prior written consent which shall not be unreasonably withheld, <br />and then only by contractors or mechanics approved by Landlord. <br />Landlord shall generally consent to alterations, additions or <br />Improvements which do not affect the value of the Lot signifi- <br />cantly and which do not affect the structure or operation of <br />Parking Lot or Parking Garage. Tenant covenants and agrees that <br />all work done by Tenant shall be performed in full compliance <br />with all laws, rules, orders, ordinances, directions, regulations <br />and requirements of law or Landlord's insurance companies. Land- <br />lord shall pay for the cost of any alterations, additions and <br />Improvements to Lot 1 or 2 only to the extent Landlord agrees to <br />do so by a separate written agreement with Tenant. Otherwise, <br />Tenant shall pay all costs for such alterations, additions and <br />Improvements including any alterations, additions or Improvements <br />to Lot 1 or 2 required by any governmental agency during the Term <br />of this Lease. Lessee hereby indemnifies Landlord against liens, <br />costs, damages, and expenses with respect to any such Tenant <br />alteration, addition or Improvement. All alterations, additions <br />and Improvements by Landlord or Tenant shall become part of the <br />realty and belong to Landlord and, at the end of the Term hereof, <br />-16- <br />
