86-- 103127 <br />The debtor warrants the above described property is free and clear of <br />all liens and encumbrances; that she will pay all personal taxes before <br />the same become delinquent; that she will maintain and pay the premiums <br />for fire and extended coverage insurance on said property in an amount not <br />less than the unpaid balance of indebtedness. That if she fails to pay <br />any such taxes or premiums, that the secured party may pay the same and <br />any such payments by the secured party shall be a part of this indebtedness, <br />payment of which shall be secured by this financing statement and interest <br />thereon shall accrue at the rate of interest provided in the bond of even <br />date herewith, payment of which this financing statement secures. <br />It is hereby ag-eed that if default be made in the payment of said <br />bond or any part thereof when due, or if debtor fails to pay said taxes <br />before the same become delinquent, or said premiums when due, or if any <br />attempt be made to dispose of or remove said property from Hall County, <br />Nebraska, or if at any time the secured party shall deem the said debt <br />unsafe or insecure, the secured party is hereby authorized to enter upon <br />the premises where said property may be and thereafter receive all rents <br />to apply upon said debt, or to sell said property at public or private <br />sale with or without notice, and out of the proceeds of such sale retain <br />the amount then owing on said debt, with expenses attached to the same, <br />rendering to the debtor the surplus, after the whole of said debt shall <br />have been paid, with charges aforesaid. <br />WITNESS my signature this r day of 1986. <br />THE EQUITABLE BUILDING AND <br />LOAN ASSOCIATION OF GRAND <br />ISLA NEPKASKA <br />Secured Party <br />CaroY$m S.
