r <br />86-- 102420 <br />This Lease is entered into this-l' day of April, 1986, <br />between Karl Opp and Colene Opp, husband and wife, hereinafter <br />referred to as "Owners," and Greg Gewecke and <;_nr.i.z Gewecke, <br />husband and wife, of Wood Rive!-, Nebraska, hereinafter referred <br />to as "Tenants." <br />1. Description of Property. The Owners hereby lease to the <br />Tenants, to occupy and use for agricultural and related purposes, <br />the following- described property located in Hall County, State of <br />Nebraska: <br />The Southeast Quarter (SE 1/4) of the Southwest Quarter <br />(SW 1/4), and the West Half of the Southeast Quarter <br />(W 1/2 SE 1/4), Section Thirteen (13), Township Ten <br />(10), Range Eleve6 (11), Hall County, Nebraska. <br />and consisting of 109.3 acres, more or less, and the use of the <br />irrigation wells thereon. <br />All of this property is hereinafter referred to as the <br />"farm." The Owners warrant that they have the right to lease the <br />farm, and will defend the Tenants' possession against any and all <br />persons whomsoever. <br />2. Term of Lease. The term of this Lease shall be from the <br />1st day of March, 1986, to the 28th day of February, 1987, and <br />this Lease shall continue in effect from year to year thereafter <br />until written notice of termination is given by either party to <br />the other at least three (3) months before expiration of this Lease <br />or any renewal. <br />3: Rental. For the occupancy and use of the farm, the <br />Tenants agree to pay the Owners an annual rent of $130.00 per <br />acre, payable to the Owners at the address shown above, in the <br />following installments: <br />$3,527.00 on March 10, 1986, <br />$3,527.00 on June 10, 1986; <br />$3,527.00 on September 10, 1986; and <br />$3,527.00 on December 10, 1986. <br />Tenants agree that by this Lease, they give the Owners a lien <br />on all the growing crops for any unpaid rental installment <br />provided for in this Lease. <br />The failure or delay of the Owners or Tenants to exercise any <br />of their respective rights or privileges under the provision of <br />the Lease, or any other terms of this agreement, shall not be <br />held a waiver of any of the terms, covenants or conditions of <br />�1 <br />
