r 86-- 102420 This Lease is entered into this-l' day of April, 1986, between Karl Opp and Colene Opp, husband and wife, hereinafter referred to as "Owners," and Greg Gewecke and <;_nr.i.z Gewecke, husband and wife, of Wood Rive!-, Nebraska, hereinafter referred to as "Tenants." 1. Description of Property. The Owners hereby lease to the Tenants, to occupy and use for agricultural and related purposes, the following- described property located in Hall County, State of Nebraska: The Southeast Quarter (SE 1/4) of the Southwest Quarter (SW 1/4), and the West Half of the Southeast Quarter (W 1/2 SE 1/4), Section Thirteen (13), Township Ten (10), Range Eleve6 (11), Hall County, Nebraska. and consisting of 109.3 acres, more or less, and the use of the irrigation wells thereon. All of this property is hereinafter referred to as the "farm." The Owners warrant that they have the right to lease the farm, and will defend the Tenants' possession against any and all persons whomsoever. 2. Term of Lease. The term of this Lease shall be from the 1st day of March, 1986, to the 28th day of February, 1987, and this Lease shall continue in effect from year to year thereafter until written notice of termination is given by either party to the other at least three (3) months before expiration of this Lease or any renewal. 3: Rental. For the occupancy and use of the farm, the Tenants agree to pay the Owners an annual rent of $130.00 per acre, payable to the Owners at the address shown above, in the following installments: $3,527.00 on March 10, 1986, $3,527.00 on June 10, 1986; $3,527.00 on September 10, 1986; and $3,527.00 on December 10, 1986. Tenants agree that by this Lease, they give the Owners a lien on all the growing crops for any unpaid rental installment provided for in this Lease. The failure or delay of the Owners or Tenants to exercise any of their respective rights or privileges under the provision of the Lease, or any other terms of this agreement, shall not be held a waiver of any of the terms, covenants or conditions of �1
