In the event of the default by Mortgagor in the payment of any instal ment as required by the Note secured hereby or in the performance of the obligations in this mortgage or in the Note secured hereby, Mortgagee shall be entitled to declare the debt secured hereby due and payable upon thirty (30) days written notice to the Mortgagor. The Mortgagee shall have the right to collect and to receive the rents, issues, and profits thereof, and apply the sane, less costs of operation and collection, on the indebtedness secured by this mortgage; the rents, issues and profits being hereby assigned to Mortgagee as further security for the payment of all indebtedness secured hereby. 8. In the event any suit is begun to foreclose this mortgage, Mortgagee, its representatives or assigns, shall at once be entitled to the possession of the premises, and on application therefore, the Court in which such action shall be brought or any judge of such Court, is hereby authorized to appoint a receiver to take possession of the premises, or to collect the rents therefraa, and to do and perform such other acts as may be required by Order of the Court making the appointment. 9. Mortgagee shall be subrogated to all of the rights, privileges, prioritises, and equities of any lienholder whose lien may have been discharged from the proceeds of the loan or by any funds hereafter paid or furnished by Mortgagee. 10. If all or any part of the property mortgaged hereunder is sold or transferred by the Mortgagor, Mortgagee may, at his sole option, declare all sutras secured by this Mortgage to be immediately due and payable.
