87-- 106001 <br />requiring Mortgagee to advance any monies for any purpose or to do any act rw reur r, <br />and Mortgagee shall not incur any personal liability because of anything it -AV <br />or omit to do hereunder. <br />7. In the event of the default by Mortgagor in the payment of any instal <br />ment as required by the Note secured hereby or in the performance of the obligations <br />in this mortgage or in the Note secured hereby, Mortgagee shall be entitled to <br />declare the debt secured hereby due and payable upon thirty (30) days written <br />notice to the Mortgagor. The Mortgagee shall have the right to collect and to <br />receive the rents, issues, and profits thereof, and apply the sane, less costs of <br />operation and collection, on the indebtedness secured by this mortgage; the rents, <br />issues and profits being hereby assigned to Mortgagee as further security for the <br />payment of all indebtedness secured hereby. <br />8. In the event any suit is begun to foreclose this mortgage, Mortgagee, <br />its representatives or assigns, shall at once be entitled to the possession of <br />the premises, and on application therefore, the Court in which such action <br />shall be brought or any judge of such Court, is hereby authorized to appoint a <br />receiver to take possession of the premises, or to collect the rents therefraa, <br />and to do and perform such other acts as may be required by Order of the Court <br />making the appointment. <br />9. Mortgagee shall be subrogated to all of the rights, privileges, <br />prioritises, and equities of any lienholder whose lien may have been discharged <br />from the proceeds of the loan or by any funds hereafter paid or furnished by <br />Mortgagee. <br />10. If all or any part of the property mortgaged hereunder is sold or <br />transferred by the Mortgagor, Mortgagee may, at his sole option, declare all <br />sutras secured by this Mortgage to be immediately due and payable. Mortgagor <br />shall not have the right to assign this Mortgage without the prior written <br />consent of Mortgagee. <br />L <br />1 <br />
