87-- 10 5 3 <br />r -20- <br />Mortgage Instruments to any part of the Secured Debt. The <br />Mortgagee may act at the same time or at different times to <br />pursue a remedy or remedies under the Mortgage Instruments <br />or under any of them by proceedings appropriate to the state <br />in which the property serving as security lies, and no such <br />action shall stay or bar enforcement, or be construed as a <br />waiver of, any remedy of the Mortgagee under any other <br />Mortgage Instrument in the same state or another state. <br />511. Future Loans' or Advances. This Mortgage shall <br />cover and be security for any future loans or advances that <br />may be made by the Secured Parties to the Borrower, at any <br />time or time hereafter, which shall constitute Secured Debt, <br />whether or not any reference is made to this Mortgage at the <br />time that such loans or advances are made, and shall be <br />added to the indebtedness secured hereby, and shall bear <br />interest at the rates and shall be repaid at the times <br />specified in the Debt Instruments or other evidence of <br />indebtedness made in connection with such loan or advance. <br />512. Definitions. The following terms shall, for all <br />purposes of this Mortgage, have the respective meanings <br />herein specified unless the context otherwise requires; <br />Agent shall have the meaning assigned to it in the <br />Credit Agreement. <br />Ancillary Documents shall have the meaning <br />assigned to it in the Credit Agreement. <br />Banks shall have the meaning assigned to it in the <br />Credit Agreement. <br />Borrower shall mean Busse Broadcasting <br />Corporation, a Delaware corporation. <br />Building Service Equipment shall mean all <br />fixtures, equipment, machinery, apparatus and articles <br />of personal property owned by the Mortgagor now or <br />hereafter attached to or used or procured for use in <br />connection with the operation or maintenance of any <br />building, structure or other improvement located on or <br />included in the Property or the conduct of any business <br />thereon or therein, including, but without limiting the <br />generality of the foregoing, all engines, furnaces, <br />boilers, stokers, pumps, heaters, tanks, dynamos, <br />motors, generators, switchboards, electrical equipment, <br />heating, plumbing, lifting and ventilating apparatus, <br />air - cooling and air - conditioning apparatus, gas and <br />electric fixtures, elevators, escalators, fittings, and <br />
