a <br />b. Sellers agree that the escrow agent shall deliver the <br />Warranty Dead to Buyers at such time as the outstanding balance <br />dun hereunder has been paid in full by Buyers to Sellers. <br />c. Sellers and Buyers agree that all state documentary <br />stamps assessed in connection with the filing of the deed shall <br />be, paid by Sellers. Filing feats for recording of the deed ahall. <br />be paid by Buyers. Buyers will he given crvdit for the documen- <br />tary stamp at the time of closing. <br />d. Buyers agree to execute and place in escrow a Quit- <br />Claim Deed to Sellers of their interest in said property with <br />the instructions to the escrow agent that said Deed is to he <br />delivered to the Sellers upon default of Buyers as provided <br />herein. <br />7. Sellers Remedies on Bu ey rs, Default. In the event Buyers shall <br />default under the terms and conditions of this Agreement, Sellers shall have <br />the following remedies: <br />a. Default as used in this Agreement shall mean the breach <br />by Buyers of any of the terms, covenants and conditions of this <br />Agreement imposed upon it. Default shall not occur until 30 days <br />have expired from the date upon which Buyers should have performed <br />and then in that event, the Sellers shall give the Buyers written <br />notice of such default, and if the same shall not have been remedied <br />within 15 days after the date of such written notice, then the Sellers <br />may at their option, declare all amounts due and owing by virtue of <br />this Agreement, together with any advancements made by Sellers here- <br />under immediately due and payable, in that event, Sellers or their <br />successor in interest may proceed to foreclose Buyers of all their <br />right, title and interest in and to the above- described real estate <br />or at their option elect to request specific performance or exercise <br />any other remedy at law or equity which may be applicable to this <br />Agreement. upon default, the Sellers shall he entitled to re -enter <br />and take possession of the premises. <br />b. No act of the Sellers. excerpt for the acceptance of payments <br />of principal and interest due and owing tinder this Agreement. shall <br />operate as a waiver of the Sellers' right to exercise any remedy which <br />they may have at law or equity for the same or any subsequent default <br />by the Buyers at any time thereafter. <br />8. Miscellaneous provisions. <br />a. Buyers shall keep the premises in good repair at all, times <br />during the term of this Agreement. <br />b.
