<br />RESERVING AND EXCEPTING therefrom, however, to Grantor, its
<br />successor and assigns, all oil, gas and coal on, in, and
<br />under the property conveyed herein; provided, however, that
<br />any operations in the exploration for or conducted in such
<br />manner as to prevent any contamination or pollution of the
<br />waters impounded or flowing across said land, and in such
<br />manner that such operations shall not deteriorate the
<br />environment or interfere with Grantee's use of the property
<br />herein conveyed.
<br />FURTHER RESERVING AND EXCEPTING therefrom, however, all
<br />road and highway easements, all oil and /or gas leases, and
<br />all pipeline easements of record.
