<br />TRUSTEE'S DEED
<br />
<br />This instrument, made this 13th day of February, 2008, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on September 26, 2002
<br />as Instrument No. 0200210244 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />CitiFinancial, Inc., hereinafter called "Grantee."

<br />WHEREAS, on November 5, 2007, Grantor, executed a Notice of Default pursuant to
<br />which notice was given to Eli Belmudez and Frances Belmudez, husband and wife, Trustors, under
<br />that certain Deed of Trust recorded on September 26, 2002 as Instrument No. 0200210244 in the
<br />office of the Register of Deeds of Hall County, Nebraska, covering that certain premises described
<br />as:

<br />PART OF FRACTIONAL LOT ONE (1) IN FRACTIONAL BLOCK TWENTY-TWO (22), IN
<br />FAIRVIEW PARK ADDITION, AND PART OF FRACTIONAL LOT ONE (1), IN
<br />FRACTIONAL BLOCK FIVE IN W ALLICHS' ADDITION, BOTH BEING ADDITIONS TO
<br />THE CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA, MORE PARTICULARLY
<br />DESCRIBED AS FOLLOWS, TO-WIT: COMMENCING AT THE NORTHEASTERLY
<br />CORNER OF FRACTIONAL LOT ONE (1) IN FRACTIONAL BLOCK TWENTY-TWO (22)
<br />IN FAIRVIEW PARK ADDITION, RUNNING THENCE IN A WESTERLY DIRECTION ON
<br />THE SOUTHERLY BOUNDARY LINE OF NINTH STREET IN THE CITY OF GRAND
<br />ISLAND, NEBRASKA, FOR A DISTANCE OF 47.8 FEET, THENCE RUNNING
<br />SOUTHERLY PARALLEL WITH THE WESTERLY BOUNDARY LINE OF
<br />WASHINGTON STREET IN SAID CITY, FOR A DISTANCE OF 82 FEET, RUNNING
<br />THENCE EASTERLY PARALLEL WITH THE SOUTHERLY BOUNDARY LINE OF
<br />NINTH STREET IN SAID CITY, FOR A DISTANCE OF 47.8 FEET TO THE WESTERLY
<br />LINE OF WASHINGTON STREET, THENCE RUNNING NORTHERLY UPON AND
<br />ALONG THE WESTERLY BOUNDARY LINE OF WASHINGTON STREET FOR A
<br />DISTANCE OF 82 FEET, TO THE PLACE OF BEGINNING,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on November 13,2007, as Instrument No. 0200709641.

<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pu.rsuantto said Deed Qt'Tn1St and in compliance with Neb. Rex. S!~t 976-1008.
<br />
<br />Subsequent thereto, beginning on January 1, 2008, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on February 12,2008. Publication of such notice was
<br />made for five consecutive weeks on January 1, 2008, January 8, 2008, January 15, 2008, January
<br />22,2008 and January 29, 2008, the last publication being at least ten (10) days but not more than
<br />thirty (30) days prior to the date of sale.
<br />
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. 976-1008.
