Hall County, Nebraska. <br />Included in the purchase are all light fixtures and equipment permanently attached to <br />aforementioned premises. <br />This land contract is entered into on this 7th day of May, 2007 Seller agrees to carry the <br />land contract not more than 10 years. <br />Subject, however, and on condition that the seller thereof has good, valid and marketable <br />title to enter into the land contract, and said seller agrees to convey title to said property <br />upon which time the purchaser have obtained final financing. Until that time, the <br />aforementioned property shall remain in the sellers name and title will be changed and <br />updated upon buyer obtaining financing. <br />1. I agree to a purchase price of $117,000.00 on the following terms: <br />2. Seller shall carry a land contract for the purchase of this property with $ 0.00 <br />down plus monthly payments of $642.46 of which $642.46 each month will apply <br />to the down payment for a period not less than months and not more than 60 <br />months, but it is understood that the title will remain in the sellers name until the <br />buyers have obtained a conventional loan to be secured by a first mortgage on <br />above described property. <br />3. Clear title is to be provided to Purchaser, subject to easements and covenants of <br />record. <br />4. Possession of said premises shall be delivered immediately upon closing. Seller <br />shall pay all real estate taxes becoming delinquent prior to the year of closing. <br />5. Seller agrees to pay any assessments for paving, curb, sidewalk, or utilities <br />previously constructed, or ordered, or required to be constructed by the Public <br />Authority through the date of closing, but which have not yet been assessed. <br />6. Seller agrees to furnish, within ten (10) days from final closing, a title insurance <br />commitment (binder).
