Service lines for individual residences for public utility services which are available to a lot from an underground source shall be kept underground. 14. Exposed antennas or aerials of any kind shall not be used except satellite dishes which shall not exceed eighteen (18) inches in diameter. They must not be visible from the street which the front of the primary structure faces and must be attached to the primary structure. No mercury or sodium vapor lights are allowed on any lot. Lighting installed by the City of Grand Island, Nebraska or the State of Nebraska is exempted from all lighting restrictions. 15. No campers, trailers, motor or mobile homes, recreational vehicles or trucks larger than a three-quarter (3/4) ton pickup truck shall be stored on any lot, driveway, or on the street in front of or on the side of any lot. No campers, trailers, motor or mobile homes, boats, recrea- tional vehicles or trucks shall be left on the streets overnight. 16. The owner of each lot shall keep the vegetation and grass thereon cut to a height less than eight (8) inches prior to construction, and shall keep the shrubs, vegetation and grass thereon cut to a reasonable height after construction. There shall be no cottonwood trees planted. 17. No fences shall be constructed, on any lot in the subdivision, of barbed wire, woven wire, or creosote-treated posts above ground or any other unsightly material; provided, however, that a chain link fence not to exceed four (4) feet in height shall be permitted. Privacy fences may not exceed six (6) feet in height. 18. All public sidewalks shall be constructed to comply with the requirements ofthe building codes and ordinances of the City of Grand Island, Nebraska and shall have the edge of such sidewalk furthest from the street one (1) foot inside the street right-of-way unless otherwise required or permitted by the building codes and ordinances of the City of Grand Island, Nebraska. The acceptance of a deed of conveyance by any purchaser or purchasers of any lot or lots shall be construed as consent thereto. Such sidewalks will be constructed not later than the time the home is built and earlier if required by the building codes and ordinances of the City of Grand Island, Nebraska. 19. These restrictive covenants, restrictions and conditions are to run with the land and shall be binding on all persons and all parties claiming ownership of said lots, until January 1, 2018 at which time these Restrictive Covenants, Restrictions and Conditions shall be auto- matically extended for successive periods often (10) years, unless changed or modified by a vote of a majority of the then owners of the lots in said subdivision. 20. If any owner of any lot, or their heirs, devisees, personal representatives, succes- sors, assigns or grantees, shall violate any of the restrictive covenants, restrictions and conditions herein set forth, it shall be lawful for any other person or persons owning any real estate in said 4
