<br />200708774 <br /> <br />ill2 Snow Removal. The City of Grand Island will be responsible for plowing of snow in the dedicated <br />streets of the subdivision. All other snow and ice removal, including without limitation snow and ice removal on <br />driveways, sidewalks, steps and patios on each Lot is the responsibility of the Owner. Shoveling or blowing snow into the <br />street is prohibited <br /> <br />U} Home Address. Each home shall have the address placed on the side of the home facing the street at <br />which the home is addressed upon move-in, and such address must be visible from the street. The ACC may establish <br />standards for the style, quality and position of numbers for such addresses. Missing numbers shall be replaced <br />immediately. Plants, shrubs and trees shall be trimmed to allow a clear view of the numbers. <br /> <br />(i) Residencv. No more than two persons per bedroom are permitted to reside within any home. <br /> <br />(z) Weatherproofing. Any weatherproofing of homes shall be installed under or in the interior of the home. <br />Exterior attachments of any nature are not allowed. A water supply protection device, such as heat tape, must be <br />installed at the time the home is set, and such device must be replaced when necessary to prevent the freezing of water or <br />other utility lines, meters, valves and riser pipes. Any weatherproofmg that is visible from the street shall require ACC <br />approval prior to installation. <br /> <br />(aa) Traffic and Vehicle Regulations. All tmffic regulations and signs must be observed and obeyed throughout <br />the Property. Parking shall be permitted on streets (except where specifically posted or otherwise provided to the <br />contrary), sidewalks, patios, lawns or vacant Lots. Owners are responsible for their guest's actions regarding vehicles <br />and parking. <br /> <br />(bb) Advertising and Solicitation. Advertising, soliciting or delivering or posting handbills on the Property <br />by the Owners or other persons is prohibited. Declarant and the Association, however, reserve the right to <br />communicate with the Owners through the distribution or posting of handbills or other written materials. <br /> <br />(cc) Mining Ooerations. No oil drilling, oil development operations, oil refining, quarrying, mineral <br />extraction or mining operations of any kind shall be permitted on, in or under the Property or any portion thereof, <br />nor shall oil wells, tanks, tunnels, mineral excavations or shafts be permitted on, in or under the Property or any <br />portion thereof. No derrick or other structure designed for use in boring for oil, natural gas or other minerals shall be <br />erected, maintained or permitted on, in or under the Property or any portion thereof. <br /> <br />(dd) Restoration in the Event of Damaee or Destruction. In the event of damage to or destruction of any <br />Improvement on any Lot, the Owner thereof shall, subject to the approval of the ACC, either: (i) cause the <br />damaged or destroyed Improvement to be restored or replaced to its original condition or such other condition as <br />may be approved in writing by the ACC; or (ii) the Owner shall cause the damaged or destroyed Improvement to be <br />demolished and the Lot to be suitably landscaped, so as to present a pleasing and attractive appearance. <br /> <br />(ee) Leases. The term "lease" as used herein, shall include any agreement for the leasing or rental of a Lot <br />or any Improvements thereon or any portion thereof, and shall specifically include, without limitation, month-to- <br />month rentals and subleases, whether or not the parties thereto comply with the terms of this Section. A Lot, or <br />any Improvements thereon or any portion thereof, may only be leased by its Owner under the following conditions: <br /> <br />(i) <br /> <br />All leases shall be in writing and a copy of the lease delivered to the Board of <br />Directors of the Association; and <br /> <br />(ii) <br /> <br />All leases shall provide that the terms of the lease and the lessee's occupancy of <br />the leased premises shall be subject in all respects to the provisions of this <br />Declaration, and the Articles of Incorporation, Bylaws and Rules and Regulations <br />of the Association, and that any failure by the lessee to comply with any of the aforesaid <br />documents, in any respect, shall be a default under the lease; and <br /> <br />(ill) <br /> <br />No lease shall be for less than thirty (30) days. <br />
