<br />TRUSTEE'S DEED
<br />
<br />This instrument, made this 10th day of August, 2007, between Eric H, Lindquist, a member
<br />of the Nebraska State Bar Association, Trustee, hereinafter called "Grantor", pursuant to a power of
<br />sale contained in that certain Deed of Trust recorded on April 18, 2003 as Instrument No.
<br />0200304796 and re-recorded on September 22,2004 as Instrument No. 0200409388 in the office
<br />of the Register of Deeds of Hall County, Nebraska, and Federal National Mortgage Association,
<br />hereinafter called "Grantee."
<br />
<br />WHEREAS, on May 25, 2007, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Manuel de Jesus Andrade, Maria Trinidad Andrade and Nancy K. Andrade
<br />Miranda, husband and wife, Trustors, under that certain Deed of Trust recorded on April 18, 2003
<br />as Instrument No. 0200304796 and re-recorded on September 22, 2004 as Instru..'llent No.
<br />0200409388 in the office of the Register of Deeds of Hall County, Nebraska, covering that certain
<br />premises described as:
<br />
<br />Part of Lots Five (5) and Six (6), Block Ninety-three (93) in the Original Town, now
<br />City of Grand Island, Hall County, Nebraska, more particularly described as follows, to-
<br />wit: Commencing at a point in the Westerly boundary line of Block Ninety-three (93),
<br />said point being Forty-four (44) feet distance Northerly from the Southwesterly comer
<br />of Lot Five (5) in said Block, thence turning a right angle with said Westerly boundary
<br />line of said Block in an Easterly direction running One Hundred Twenty (120) feet,
<br />thence turning a right angle in a Southerly direction for a distance of Forty-four (44)
<br />feet, thence turning a right angle in an Easterly direction Twelve (12) feet, thence
<br />turning a right angle along the dividing line between Lots Six (6) and Seven (7) in said
<br />Block, in a Northerly direction Eighty-eight (88) feet, thence turning a right angle in a
<br />Westerly direction for a distance of One Hundred Thirty-two (132), thence turning a
<br />right angle along the Westerly boundary line of said Lot Five (5), in a Southerly
<br />direction Forty-four (44) feet to the place of beginning,

<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on May 29,2007, as Instrument No. 0200704339.

<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska,
<br />
<br />Subsequent thereto, beginning on June 30, 2007, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would" be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on August 9, 2007. Publication of such notice was made
<br />for five consecutive weeks on June 30, 2007, July 7, 2007, July 14,2007, July 21,2007 and July 28,
<br />2007, the last publication being at least ten (10) days but not more than thirty (30) days prior to the
<br />date of sale,
