<br />We, the undersigned Owners Of Woodland Park Second Subdivision Block 2 Lots
<br />3,8,and 10 and Block 3 Lots 1 and 2 and Woodland Park Fourth Subdivision Block 1 Lots

<br />North, Range 10 West of the 6th P.M. City of Grand Island, Hall County, Nebraska for and
<br />in consideration of the mutual promises herein contained, and for the purpose of keeping
<br />said subdivision desirable, uniform an suitable in architectural design and use, do hereby
<br />covenant and agree as follows:
<br />
<br />1. EFFECT: That the declaration as to limitation, restrictions and uses as hereinafter
<br />set forth, to which the lots and/or tracts constituting said subdivision may be put shall be
<br />binding upon all parties and persons claiming under them and shall be for the benefit of
<br />and restrictions upon all future owners in said subdivision, shall constitute covenants to
<br />run with the land as provided by law.
<br />
<br />2. LAND USE AND BUILDING TYPE: No lot shall be used for any commercial for
<br />business except allowed by zoning rules and regulations. Every building placed on any lot
<br />shall be erected on the site and be (Stick Built). No building shall be moved onto any lot
<br />for dwelling purposes.
<br />
<br />3. STRUCTURE QUALITY AND SIZE: No structure shall be erected to exceed two
<br />and one-half stories in height. The exterior finish of the building shall be brick, masonry,
<br />stone, conventional siding, or of equal quality and grade. No mobile homes or other
<br />modular or temporary types of structures may be used for housing. The length of the
<br />construction period shall not exceed one (I) year.
<br />
<br />4. PLAN APPROVAL: No dwelling or structure shall be erected on any building lot
<br />until the plans and specifications for such building have been submitted to and approved
<br />by the Woodland Park Architectural Review Committee. The Committee must give it"s
<br />approval of the plans before construction commences, unless the review committee fails to
<br />approve or disapprove such plans within thirty (30) days after such plans have been sub-
<br />mitted, in which case approval shall be deemed to have been granted.
<br />
<br />5. VEHICLE STORAGE: No inoperable automobile shall be stored outside on the
<br />driveway or on the street in front of or on any lot. Off-season storage of campers, boats,
<br />recreational vehicles or other camping equipment shall be permitted only in areas shielded
<br />from public view.
