. . 200703448 The development as proposed and approved requires offsite improvements to the water system; specifically a public twelve (12) inch diameter water line must bc extended from North Road to this property to tie into the water system on this property. The Subdivider agrees that no individual water taps shall be made until such time as that water line is constructed, inspected and accepted into the City water system. 4. Sanitary Sewer. The Subdivider shall, at its expense, design, construct and install a public sanitary sewer in the easements shown on the Final Plat in accordance with plans and specifications approved by the Director of Public Works, and subject to the City's inspection. In addition, the Subdivider shall extend, connect and provide sanitary sewer service to all lots in the subdivision in accordance with plans and specifications approved by the Director of Public Works, and subject to the City's inspection. 5. Electrical Service. The Subdivider shall install a conduit for a public electrical line designed by Grand Island Utilities staff in accordance with plans and specifications approved by the Director of Utilities, and subject to the City's inspection. 6. Storm Drainage. The Subdivider agrees to grade all lots in the subdivision in conjunction with the development proposed thereon so that storm drainage is conveyed to a public right-of-way or to other drainage systems. The drainage plan must be approved by the Director of Public Works. 7. Sidewalks. The Subdivider shall install public sidewalks adjacent to the north side of Trust Street, and the west side of Good Samaritan Place where they abut the subdivision with the construction of Good Samaritan Place. Other perimeter and interior sidewalks shall be installed no later than at the completion ofa building or structure on that lot. On lots with multiple buildings, - 4 -
