No sod, earth, sand, gravel or trees shall be removed to <br />the injury of the value or appearance of any Lot nor for any commercial purposes. <br />4. Vehicles. The space allotted for driveways and parking shall be exclusively for <br />passenger automobiles belonging to the owners and their guests. No mobile home, motor home, <br />trailer, truck with a capacity of 3/4 ton or more, camper, boat or other type of recreational vehicle <br />shall be kept, placed, maintained, constructed, reconstructed or repaired on the real estate. The <br />exception is when an Owner is loading his recreational vehicle for an extended trip or returning <br />from an extended trip, he or she may park the vehicle in the driveway for up to forty-eight (48) <br />hours. No campers, trailers, motor or mobile homes, boats, or recreational vehicles shall be left <br />parked on the street overnight. <br />5. Use for Storag:e: Signs. No unused building materials, junk or rubbish shall be <br />left exposed on any Lot except during actual building operations. No adjacent Lot shall be used <br />to store building materials or be disturbed in any way without written permission from Owner of <br />said Lot. No worn out or discarded automobiles, machinery or parts thereof shall be stored on <br />any Lot and no portion of the Lots of the Real Estate shall be used for the storage of automobiles, <br />junk piles or the storage of any kind of junk or waste materials. There shall be no burning on any <br />Lot, and all Owners of said Lots shall have garbage refuse service. <br />6. Trash Receptacles. All trash receptacles are to be removed from the street within <br />ten (10) hours after trash pickup and stored out of sight from neighboring property. No piles of <br />grass shall be allowed. <br />7. Utilities: Exoosed Aerials. and Lines: Basketball Goals. To the extent permitted <br />by local ordinances, service lines for indi vidual residences felr all utility services which are <br />available to a Lot from an underground source shall be kept underground. Exposed television <br />aerials shall not be used on any Lot, and no radio aerial or apparatuses are allowed. No <br />clotheslines shall be visible on the outside of any building. Satellite dish and disks are allowed, <br />but shall not be placed on any residential Lot which is visible from the street and shall not be <br />placed between the front of the residence and the street in front of said residence. All cable <br />television lines shall be underground where available. No basketball hoops or goals may be <br />erected on any Lot. <br />8. Building Codes. All construction and building shall be performed so that it will <br />comply with the requirements of the building codes and ordinances of Grand Island and Hall <br />County, Nebraska. <br />9. Exterior Structures. No exterior structures or entrances, in addition to those placed <br />thereon according to the architectural plans on which said dwellings are constructed, shall be <br />added to any dwelling. <br />10. Vegetation/Landscaoing. The Owner of each Lot shall keep the vegetation and <br />grass thereon cut to a height less than six (6) inches. There shall be no cottonwood trees planted. <br />Grass should be planted for lawns, and rock allowed for landscaping. <br />11. Covenants RUlUling With Land. The covenants hereby created are and shall be <br />perpetual and construed as covenants running with the land and each and every person accepting <br />a deed to any lot in said multiple unit shall be deemed to accept said deed with the understanding <br />that each and every other purchaser is also bound by the provisions herein contained, and each <br />
