200702101 "ARTICLE III - RENT 3.1 Lessee covenants and agrees to pay monthly rent to Lessor in the amount of Eight Hundred Eighty-Nine and 13/1 00 Dollars ($889.13) for the period commencing August 1, 2006 through December 31, 2006. 3.2 Lessee covenants and agrees to pay monthly rent to Lessor for the remaining lease term calculated as follows: effective as of the first day of January of 2007 and the first day of January of each subsequent calendar year thereafter during the remaining lease term the monthly rent for such calendar year shall be increased by two percent (2%) of the monthly rent due hereunder for the immediately preceding calendar year. 3.3 All rent reserved and payable hereunder shall be paid without prior demand therefore and without any deduction or set-off whatsoever, in lawful money of the United States of America; and shall be payable at the office of the Lessor as set forth in Article XIX below, or at such other place or places as may from time to time be designated in writing by the Lessor." 9. Lessor and Lessee acknowledge that although the monthly rental payments due hereunder are to be increased on a calendar year basis the term of each five (5) year renewal period as provided hereinabove shall remain on a fiscal year basis from June 1 to May 31. 10. ARTICLE XIX - NOTICE AND DEMAND of the Original Lease Agreement as amended by the 1996 Amendment is hereby amended and effective as of the date hereof and hereafter shall read as follows: "ARTICLE XIX - NOTICE AND DEMAND 19.1 Notices or demands to Lessor shall be effective when mailed to Cindy Braddy, Lessor, by depositing said notice in the U.S. mail by registered or certified mail, return receipt requested, addressed to Lessor at 11832 Utica Way, Westminster, Colorado 80031 or such other place as Lessor may designate from time to time in writing. Notice or demands to Lessee shall be effective when deposited in the U.S. mail by registered or certified mail, return receipt requested, addressed to Lessee at 1808 S. Locust Street, Grand Island, Nebraska 68801 or at such other place as Lessee may designate from time to time in writing." 11. In all other respects and except for the amendments set forth herein the Original Lease Agreement as amended by the 1996 Amendment shall remain unchanged and as written and is hereby ratified and confirmed.
