<br />200702101 <br /> <br />validity of any such asserted lien, claim, or dem3nd, provided that LESSEE shull <br /> <br />protect the premises from the effect of such a lien claim. <br /> <br />6.5 LESSEE shall defend and indemnify LESSOR against all liability <br /> <br />and loss of any type arising out of work performed on the premises by LESSEE. <br /> <br />r- <br /> <br />6.6 All equipment and fixtures, attached or unattached, con- <br /> <br />structed or installed on the Leased Premises by LESSEE, and all additions, al- <br /> <br />terations and repairs thereto by LE$f:Eshall not become a part of the realty even if <br /> <br />affixed to the realty but shall remain the exclusive personal property of LESSEE. <br /> <br />ARTICLE - VII <br /> <br />7.1 LESSOR and LESSEE agree that this Lease shall be deemed to <br /> <br />be a so-called "Triple Net" Lease in which LESSEE shall incur all obligations <br />--= <br />.-----' <br /> <br />attributable to the Leased Premised normally incurred by the owner thereof. <br /> <br />AccordinglY, the parties hereto agree that LESSEE shall pay all taxes, assess- <br /> <br />ments, and then governmental charges, including utility charges, if any.
