200702101 validity of any such asserted lien, claim, or dem3nd, provided that LESSEE shull protect the premises from the effect of such a lien claim. 6.5 LESSEE shall defend and indemnify LESSOR against all liability and loss of any type arising out of work performed on the premises by LESSEE. r- 6.6 All equipment and fixtures, attached or unattached, con- structed or installed on the Leased Premises by LESSEE, and all additions, al- terations and repairs thereto by LE$f:Eshall not become a part of the realty even if affixed to the realty but shall remain the exclusive personal property of LESSEE. ARTICLE - VII 7.1 LESSOR and LESSEE agree that this Lease shall be deemed to be a so-called "Triple Net" Lease in which LESSEE shall incur all obligations --= .-----' attributable to the Leased Premised normally incurred by the owner thereof. AccordinglY, the parties hereto agree that LESSEE shall pay all taxes, assess- ments, and then governmental charges, including utility charges, if any.
