<br />88- 102733 <br /> <br />sales shops, or other buildings for the care and housing of <br />fowl, rabbits or livestock shall be placed, maintained or <br />used on any lot, nor shall any fowl, rabbits, or animals <br />other than pousehold pets be kept upon any lot, and <br />household pets shall not be kept, bred or maintained for any <br />commercial purpose. <br /> <br />';.", <br />- ., <br /> <br />3. No dwelling of a single level nature shall be <br />constructed with less than 1,500 square feet of living area <br />not including garage; or no dwelling of a two-story' design <br />shall have less than 1,100 square feel on the ground floor <br />not including the garage; or no dwelling of a tri-Ievel <br />design shall have less than an overall total of 2,000 square <br />feet not including garage. <br /> <br />4. No sod, earth, sand, gravel, or trees shall be <br />removed to the injury of the value or of appearance of any <br />lot, and no unused building material,_ junk or rubbish shall <br />be left exposed on any lot except during actual building <br />operations. No sign of any kind shall be displayed to the <br />public view on any lot, except one sign of not more than <br />five square feet advertising the property for sale, or signs <br />used by a builder to advertise the property during the <br />construction and sales period. <br /> <br />5. No worn out or discarded automobiles, machinery or <br />parts thereof shall be stored on any lot in the addition and <br />no portion thereof shall be used for automobiles, junk piles <br />or the storage of any kind of junk or waste material. <br /> <br />6. Certain easements are established for installation <br />and maintenance of utilities, such easements being clearly <br />marked on the recorded plat of said subdivision. Service <br />lines for individual residences for all public utility <br />services which are available to a lot from an underground <br />source shall be kept underground. Exposed television <br />aerials shall not be used, and no television aerial or <br />apparatus shall be visible on the outside of any building. <br /> <br />7. All public sidewalks shall be curb sidewalks; and <br />the acceptance of a deed of conveyance by any purchaser or <br />purchasers of any lot or lots shall be and amount to and be <br />construed as consent thereto, and approval of such curb <br />sidewalk. <br /> <br />8. All construction and building shall be so performed <br />and it will comply with requirements of the building codes <br />and ordinances of the City of Grand Island, Nebraska. <br /> <br />9.
