<br />TRUSTEE'S DEED UPON SALE
<br />
<br />Daniel T. Haug, Esq., a member of the Nebraska State Bar
<br />Association, trustee (the "Trustee"), does hereby grant and
<br />convey, without any covenant or warranty, express or implied,
<br />to the Adminfstrator of Veterans Affairs, an officer of the
<br />United States of America, whose address is Veterans Adminis-
<br />tration; Washington, D.C. 20420, his successors or assigns
<br />(the "Grantee"), the follo~ing described property:
<br />
<br />Lot Twelve (12), Block fen (10) in Ashton Place, an
<br />Addition to the City of Gr~nd Island, Hall County,
<br />Nebraska;
<br />
<br />together with all the hereditaments and appurtenances there-
<br />unto belonging (the "Property").
<br />
<br />To have and to hold the Property unto the Grantee, its
<br />successors and assigns.
<br />
<br />This conveyance is made pursuant to the powers conferred
<br />on the Trustee by that certain deed of trust dated June 1,
<br />1983 (the "Deed of Trust"), executed by James B. McElroy and
<br />Becky L, McElroy, husband and wife, as trustors to Stewart
<br />Title Guaranty Company, as trustee, and Superior Mortgage,
<br />Inc., as beneficiary ("Superior"), recorded on June I, 1983
<br />as Document Number 83-002742 in the office of the Register of
<br />Deeds of Hall County, Nebraska, to secure payment of one
<br />certain promissory note in the original sum of $49,200.00,
<br />and interest, as therein provided,

<br />By Survivorship Warranty Deed dated February 19, 1985
<br />and filed February 25, 1985 as Document Number 85-000957 in
<br />the office of the Register of Deeds of Hall County, Nebraska,
<br />James B. McElroy, then an unmarried widower, conveyed the
<br />Praperty to Curtis K. Gerter and Nancy L. Oerter, husband and
<br />wife (COllectively, the "Trustor"), in consideration for
<br />which conveyance Trustor assumed and agreed to assume the
<br />obligations of said James B. McElroy under the Deed of Trust.
<br />
<br />By instrument dated January 15, 1986 and filed April 13,
<br />1987 as Document Number 87-102016 in the office of the Regis-
<br />ter of Deeds of Hall County, Nebraska, the interest of
<br />Superior was assigned to Bankers' Funding Corp., a California
<br />corporation ("Bankers").

<br />By instrument dated January 15, 1986 and filed May 11,
<br />1987 as Document Number 87-102675 in the office of the .
<br />Register of Deeds of Hall County, Nebraska, the interest of
<br />Bankers was assigned to Goldome Realty Credit Corp., Post
