r DEED OF TRUST RIDER To FHA Insured Loan 88- 101:~10 This Rider, dated the -1.Q!:..h day of l-tarch ,19~, amends the Deed of Trust of even date by and between Michael D. Frei and Katherina Lynn Frei the Borrower(s), and Firfltif'r Bank. National Association. Omaha. NE the Trustee, and Occidental Nebraska Federal. Savings Bank the Lender, as follows: One-Time Nortgage Insurance Premium 1. Subsection (a) of Paragraph 2 is deleted. 2. Subsection (c) (I) of Paragraph 2 is deleted. 3. In the third sentence of Paragraph 3, the words "all pay- ments made under the provision of (a) of paragraph 2 hereof which the I.ender has not become obligated to pay to the Secretary of Housing and Urban Development and" are deleted. 4. The fourth sentence of Paragraph 3 is amended by insertion of a period after "... then remainlng unpaid under said Note" and deletion of the remainder of the sentence. 5. Paragraph 12 is amended by the addition of the following: "This option may not be exercised when the ineligibility for insurance under the National Housing Act is due to the Lender's failure to remit the mortgage insurance premium to the Department of Housing and Urban Development." Assumption Clause The mortgagee shall, with the prior approval of the Federal Housing Commis- sioner, or his designee, declare all sums secured by this mortgage to be immedi- ately due and payable if all or a part of the property is sold or otherwise transferred (other than by devise, descent or operation of law) by the mortgagor, pursuant to a contract of sale executed not later than 12 months after the date on which the mortgage is endorsed for insurance, to apurchaser whose credit has not been approved in accordance with the requirements of the Commissioner.
