<br />KNO\.J ALL MEN BY THESE PRESENTS:

<br />TIMT I, Ronald L. Eggers, Attorney at Law, Successor Trustee,
<br />upon the Deed of Trust made and entered into on or about November
<br />21, 1983, by and between Ronald J. Anderson and Sheila K. Anderson,
<br />Husband and Wife, Trustors, and R. C. Johnson, Trustee, and Creative
<br />Financing, Inc., a Nebraska Corporation, Beneficiary, which Deed of
<br />Trust ,vas recorded on November 23, 1983, as Document Number
<br />83-006246 in the Office of the Register of Deeds of Hall County,
<br />Nebraska, herein called the Grantor, in consideration of Forty-Three
<br />Thousand T\venty-One Dollars and Seventy-THo Cents ($43>021.72), and
<br />other valuable consideration, does hereby grant, bargain, sell,
<br />convey and confirm unto Nebraska Investment Finance Authority,
<br />herein called the Grantee, the following described real property in
<br />Hall County, Nebraska:

<br />County, Nebraska.1I

<br />To have and to hold the above described premises together with
<br />all tenements, hereditaments and appurtenances thereto belonging
<br />unto the Grantee and to Grantee's heirs and assigns forever.

<br />And the Grantor does hereby convenant with the Grantee and with
<br />the Grantee's heirs and assigns as follows:

<br />On November 23, 1983, Creative Financing, Inc., did assign
<br />all of its right, title and interest in and to said Deed of
<br />Trust to Nebraska Investment Finance Authority, which
<br />Assignment was recorded on November 29, 1983 as Document
<br />Number 83-006275, in the Office of the Register of Deeds of
<br />Hall County, Nebraska.

<br />On October 15, 1987 Nebraska Investment Finance Authority,
<br />Successor Beneficiary of the aforementioned Deed of Trust,
<br />appointed Ronald L. Eggers, Attorney at Law, as Successor
<br />Trustee, which Substitution of Trustee was recorded on
<br />October 28, 1987, at Document Number 87-106333, in the
<br />Office of the Register of Deeds of Hall County, Nebraska.
<br />A copy of said Substitution of Trustee was served upon the
<br />original Trustee, R. C. Johnson, on or about October 19,
<br />1987. A copy of the Substitution of Trustee and Affidavit
<br />Has served upon the Trustors, Ronald J. Anderson and Sheila
<br />K. Anderson, Husband and \.Jife, on or about October 19,
<br />1987, by Certified Mail, return receipt requested, postage
<br />prepaid. The Affidavit of the Successor Trustee reciting
<br />service upon the Trustors and R. C. Johnson, the original
<br />Trustee, was recorded as Document Number 87-106333, in the
<br />Office of the Register of Deeds of Hall County, Nebraska on
<br />October 28, 1987.

<br />That there occurred a breach of the obligations of the
<br />Trustors for which the trust property was conveyed as
<br />security, to-wit, that Trustors failed to pay the
<br />Beneficiary payments which were contractually due, and the
<br />Grantor, at the request of the Successor Beneficiary,
<br />elected to declare the entire unpaid principal balance,
<br />together with interest thereon, at once and immediately due
<br />and payable.

<br />A Notice of Default was filed by the Successor Trustee on
<br />October 28, 1987, as Document Number 106334 in the Office
<br />of the Register of Deeds of Hall County, Nebraska. A copy
<br />of the Notice of Default was served upon the Trustors by
<br />Certified Mail, return receipt requested, postage prepaid,
<br />on November 3, 1987.
